Listing verification

What "Verified" means on Nofeez

Nofeez checks who is listing a property and whether they own it. This page explains what is checked, who checks it, and what the Verified label on a listing does and does not tell you.

Submitting an owner listing

An owner cannot submit a listing until they have uploaded proof that they own the property. By default, every submitted listing is reviewed by the Nofeez team before it is published.

  • At least one ownership document is required, such as a title deed, sale deed, conveyance deed or land-registry title. A utility bill or tenancy agreement alone is not accepted as ownership proof.
  • For a property owned by a company, a document showing the representative is authorised to act for it is also required.

The full ownership check

A listing passes the full ownership check when all of the following are true:

  • The owner's identity verification has been approved by the Nofeez team and has not expired.
  • A Nofeez reviewer has approved the listing's ownership, based on approved ownership documents for that owner and that property.
  • Those documents, and any other required documents for the listing, are still approved.

When a listing is marked Verified

A listing carries a Verified label in search results in one of these cases:

  • The owner's identity verification was approved and the listing passed the full ownership check when it was submitted.
  • A Nofeez reviewer marked it verified. Reviewers decide whether a submitted listing goes live and can add or remove the label.
  • It is a unit in a developer's project. Developers are verified by Nofeez before their projects can be approved, and project units are shown as verified.

When verification is removed

Ownership approval belongs to a specific owner and property. If an owner listing's owner changes, or its ownership documents change or are no longer approved, the listing is taken back into review and loses its Verified label. If an owner's account is restricted, their published listings are taken down for review.

Brokers cannot publish

Nofeez is for owners and developers. Accounts identified as brokers or agencies cannot publish listings, and a reviewer cannot override that. Listing text that mentions brokerage or agent commission is flagged for a reviewer to look at.

Developers

A developer account is verified when the Nofeez team approves the developer's registration. A project cannot be approved, and its units cannot be published to the marketplace, until the developer is verified.

What verification does not cover

Verification is a review of identity and ownership by the Nofeez team. It is not a physical inspection of the property, a valuation, or a check that the price, photos or description are accurate. A RERA or Trakheesi permit number typed into a listing is not treated as proof of registration, and it does not decide the Verified label. Verification applies to the people listing property, not to buyers or tenants.
